So where are you???
The Island is clean, beaches are looking beautiful, suns out and we are in summer spirits. We enjoy this quieter time of the year, and feel like, as locals, we have taken the Island back. Cooling showers are a nice change and the skies have an amazing, almost surreal clarity with azure blues, rolling cumulus clouds and fire red skies as a blazing ball of sun drops through a knifes edge horizon.
Despite a negative report in the NY Times last month, the Phuket real estate market is FAR from dead. There have been many confirmed sales on the island over the last 6 weeks ranging from the low end all the way to the high end of the market in addition to a few very big land deals.
There has been a steady flow of interested buyers since January, and a few bargain hunters however volume was exceptionally light until a pick up last month. Virtually all owners have no debt, and given low turnover sellers simply sat out the first 6 months of this year, and generally did not entertain low bids. The supply of land is now extremely limited, and the supply of high end properties has also been cut. The pick up in transactions has been mostly at the luxury end, with Andara, in Kamala alone reporting almost THB 850m in sales volume in 2009, with 6 sales in the last month…also there are confirmed sales in Trisara, Istana, The Heights and Yamu, all over the last 6 weeks… and further momentum into the second half could have a major impact on the fragile supply situation.
In Phuket there are some excellent deals being offered, delayed payment terms, attractive furnishing packages and a couple of distressed properties, and should you be thinking about stepping into the Phuket market this is an ideal time.
The Asian markets are leading a global recovery, China is barnstorming ahead that will bring up HK, Singapore and Thailand and we have seen surprisingly a number of new restaurants, spas, boutiques & shopping areas all open this year further broadening Phukets' annual appeal.
We are positive that the Summer campaign will boost annual tourism long term, and that our beach cleanups and environmental strategies will be appreciated by tourists and locals alike, and take some environmental pressure off the Island.

We have had an eventful and interesting first 6 months of the year despite crippling tourism numbers that have left us with about 20% occupancy at the major hotels and, as you can imagine, some fantastic hotel rates.
I led a campaign in April to cancel the low season and re-name the April- November period more aptly Summer, which has been fabulously received and aims to:
1. Change the incorrect perception that Phuket suffers a miserable and long wet season (here we are in June and its still January type weather, 32 degrees, stunning sunsets, tan lines and occasional cooling showers
2. To reinforce Phukets' positioning as one of the worlds top annual island destinations
3. To stimulate publicity and awareness of the many events and attractions during this period
4. To work collectively, as an Island community to protect our natural environment for the future benefit of both tourists and residents.
We led a beach cleanup last week that had over 3,000 participants and covered every Phuket beach and included almost every major Hotel in the co-ordination. Follow ups include regular clean-ups, in some cases permanent private sector sponsored beach cleaners and an education strategy that starts with the schools and runs through the community, to tourists and is inclusive of the construction industry and the fishing industry.
As part of that campaign we are starting today pressure on the all Island residents and hoteliers to embrace a recycling strategy that will also cover key tourist spots, and importantly to start a ban on plastic bags, asking shopkeepers to charge for plastic bags with an aim within 12 months to drop plastic bag consumption by 70% across the Island.
I was in Shanghai last week where this practice has reduced plastic bag usage from 60BN to 20BN in two years, and is now supported by an additional 600,000 inspectors that since March this year have taken a pro-active approach to the small towns and countryside, with an ability to fine shopkeepers up to USD1,500 if they hand out bags for free.
Start paying each time for a plastic bag and you quickly start bringing your own!!
