This is just a quick guide to give you a broad overview about the property market in Phuket and what Phuket real estate has to offer.
Phuket apartments / house for rent
Phuket real estate in Patong is located at Nanai road, Sai Nam Yen or Phisitkaranee Road. Rental price ranges between 3500 baht for a simple room without air-con to 18,000 baht for a 2-storey building apartment with two bedrooms, kitchen, and air-con. The rental price for normal houses is around 10-15,000 baht/month, without furniture. Of course the price is different for luxurious vacation houses with swimming pool, eg. 25-45,000 baht/month.
A 2-storey house in Phuket Town can be found for 4500 baht/month and a shophouse for commercial purposes cost 7000 baht/month. Phuket real estate in the area of Phuket Town is generally cheaper than those on offer in Patong.
Phuket apartments for sale
Although Thai law forbids foreign ownership of land, Phuket real estate offers an assortment of freehold condominiums, which can be foreign-owned. Under the Condominium Act, foreigners can own up to 49% of units in a registered condominium block. In Patong we have Patong condotel, Patong tower, Phuket Palace among other places. Price from 700,000 baht and up.
Phuket house for sale
In most cases you need to lease the land / house since you are not allowed to own land in Thailand, such leases usually last for 30+30+30 years. Another approach used to own Phuket real estate is to register a Thai company to own the land. There are a lot of houses on offer, Phuket real estate is priced from 1.5 million baht up to high end market at 45-50 million baht.
Phuket land for sale
Phuket real estate prices has been increasing in Phuket during the years, expect to pay around 2 million baht per rai (1600 m2) in south Phuket. Make sure you get a proper land title deed.
Ownership
Foreigners may own:
1)A unit in a registered condominium
2)A building (as distinct from it's land)
3)A registered leasehold of up to 30 years for all types of titled land (and/or buildings). However with appropriate extension and purchase options a 30 year lease can become tantamount to freehold purchase.
Foreigners may not own:
1) Freehold land
2) More than 49% of the shares in a Thai company that owns freehold land
Measurements used in Phuket real estate (applies to other parts of Thailand)
Land is measured in Rai, Ngan and Wah.
1 Rai = 4 Ngan (or 1600 Sq.m.)
1 Ngan = 100 Wah (or 400 Sq.m.)
1 Wah = 4 Sq.m.
1 Acre = 2.5 Rai
1 Hectare = 6.25 Rai
Metric measures are usually used in the construction and measurement of buildings. Land prices are usually expressed in Baht per Rai or (for smaller plots) Baht per Wah.
